We sincerely hope your stay will be both pleasant and enjoyable. We trust you will assist us in the facilities proper use and care. In order to maintain Lakewood Village as an outstanding park, the following guidelines are made part of your residency and lease agreement.

Tenancy only by management approval. Only the tenants and their immediate family may use the park facilities unless the tenant is present with the guests. Family members who are here in your absence should check in with management as soon as they arrive on the premises. It is your responsibility to inform them of these guidelines.
No more than one (1) or two (2) persons shall occupy the home on a permanent basis until approved by management. Only the original home owner(s) (i.e. the one(s) who passed criminal and credit background checks at the time of purchase), may occupy the home on a permanent basis. If there is a need for more than the originally approved resident(s), there will be an extra charge of $150.00 per month for each person beyond the original resident(s). This person(s) must be approved by management before staying in the park on a permanent basis.
Your guests have a 2-week visiting time per year without charge. After two (2) weeks they must fill out a registration form and a $5.00 per day per person fee will be charged or $150.00 per month, to cover added expenses If they are not approved they will have 24 hours to leave Lakewood Village. For weekenders the maximum occupancy shall not exceed eight (8) people per home staying overnight.
All homeowners shall be responsible for their visitors and guests to their respective home site and in the park to and from their home site, and shall hold other residents and the owner of the community harmless from claims that might arise due to accident or injury.
Empty RV spaces may be reserved by residents for their family or guests who own an RV. Maximum stay is six (6) days. Rental is $25 per night.
Payment of Rent
Rent may be paid in advance on lot spaces, boat storage and wet slips. All rents are due on the 1st day of every month. Should rent be unpaid for over 5 days after due date, a fee of $5.00 per day will be added until the monies are received in the office of Lakewood Village.
Returned checks will be charged a $30.00 fee and late charges.
No commercial business, church, daycare or club may be operated on any lot. Personal residential occupancy only.
No subletting. Violators shall be subject to removal of home at homeowners’ expense.
All manufactured homes must be properly set, complete with decking and skirting within 30 days of arrival on the premises. All homes and RVs must be maintained and the premises kept orderly and clean and free of mildew. All decking must be skirted (or use lattice).
No appliances may be stored or used outdoors. They must be stored in a storage building if not in the home itself.
Do not leave any gasoline containers or batteries outside your home or under decks.
Propane tanks must be hidden from view from the road (i.e. with a fence). Check with management for specifications.
Any desired alterations or new additions (e.g. decks, patios, fences, storage buildings, car ports, garages, add-on-rooms to a home) must be approved with management before any construction begins. You must submit a drawing (sketch) of your plans to management prior to starting the project. Any addition any add-on-rooms or improvement is made at the tenants & workers risk. This will help to keep Lakewood Village looking at its best. Any digging must be approved also.
No metal garages, metal carports or metal storage sheds will be permitted.
The use of plastic for windows or doors for keeping add-on-rooms and porches warmer or rain out is prohibited! See management for a list of acceptable material(s). This rule is in place so that we can all keep Lakewood Village looking its best, which will preserve home values for everyone.
No more than one (1) storage shed (unit) per home/RV site will be permitted. The maximum size is no larger than 100 sq. feet.
All on-site vehicle washing is strictly prohibited.
We provide lawn mowing, leaf removal, trash service, beach, and launch privileges as well as water, septic system and security lights for the tenants. The lot is to be kept clean by the Renter.
While in the process of mowing, trimming, leaf removal, and tree work, management will be careful not to damage tenants’ personal property, but will not be held liable for broken glass, holes in siding, nicks in cars, etc.
No sprinklers are permitted. Hand watering only of flowers and shrubs between the hours of 6am to 8am.
When your home, porch, deck, storage building, etc. needs clean-up, mildew removed, repairs, paint, etc. you will be given a 45 day period to make the correction. If, after the 45 day period notice given, no action has been taken, management reserves the right to charge $200 per month extra to your regular lot rent until corrections have been completed.
When your home is in Lakewood Village, it must be connected to electricity while on Lakewood Village property. Management reserves the right to charge $200 per month extra to your regular lot rent until the home is reconnected to electricity.
Speed Limit and Pedestrians
The speed limit on the entrance road is 10 mph up to the office.
The speed limit on the interior roads in the park is 5 mph.
For the safety and privacy of residents, all walking needs to be done on black top and gravel areas provided.
Parking for two (2) vehicles is included in your rental contract. Not all homes have room for two cars. Additional vehicles will be permitted at management’s sole discretion, for $25 per month for each additional vehicle. Only licensed, running, daily used vehicles are allowed in the park.
No extensive major vehicle repair or overhaul is permitted. Carports are to be used to house vehicles only.
No parking on grass areas. No parking in the boat launch area. Boat trailers can be parked on the west side of the shop in the grass and up on the storage lot. Jet ski trailers and small mower trailers can be parked on the east side of the shop in the grass.
Extra short-term guest parking is available on the east side of the management office or in the lot behind the marina.
A state of peace and quiet shall be maintained by all residents of the Park and their guests at all times, with particular emphasis on that period of time between 10pm to 8am. Disorderly conduct, excessive or loud noise and other such disturbances of the peace will not be tolerated. All radios, television, etc. must not disturb the peace of your neighbor.
There is a maximum of two (2) animals per home allowed. No dogs larger than 20 inches tall at the shoulder. Management reserves the right to reject certain pets if management deems them a safety risk or nuisance.
Constant dog barking will not be tolerated.
No dogs will be permitted in the swimming area or on the beach without a leash. All dogs outside must be kept on a leash at all times and accompanied by their owner. Owners must pick up and dispose of all dog poop immediately or risk losing the privilege of having animals in the park.
No new dog fences will be permitted.
All pets – including pets of guests – must have up-to-date vaccinations and shots.
All children under 15 years old must be supervised by an adult while on the docks and those 12 & under MUST wear life jackets. Children who are younger than 13 years old shall not be allowed to play near the edge of the water without adult supervision. Children under 10 years old should not be allowed to wander around the community without adult supervision. We expect all our renters to use good judgment in using the docks.
Golf carts must not be driven by anyone under the age of 14, unless accompanied by an adult resident.
Please use paved or rocked roads to access the beach. Do not cut across tenants’ lots. Each lot is considered to be absolutely private. Neither adults nor children have the right to trespass through or into another tenant’s lot. Parents of children are expected to instruct them accordingly and will be notified of any report or complaint from other tenants regarding careless or troublesome children.
The beach on the lakefront is at your own risk with no lifeguard on duty at any time.
No swimming in the boat launch area.
There is a 30-minute limit on boats being tied to the courtesy dock. No exceptions.
There is no charge to a lot renter launching his/her own boat. All guests wishing to launch will be charged a $5 fee per day. If this is not paid by your guest, it will be charged to you, the renter. No boat repairs on the launch ramp. All boat stalls are for rent and are not to be used unless you have leased one with Lakewood Village management office by the year.
No boats may be tied to the outside of the docks or walkways or tied to the shoreline. The boats in the slips are private property, not to be handled without owners’ permission.
Boats and PWCs may not be parked by home sites or RV sites. Put your name on the boat trailer tongue using 2”x3” letters. If it is not visible on the trailer tongue, the trailer shall be removed from Lakewood Village premises at owners’ expense. Boat lists must be approved the office.
No Personal Water Craft or Boats may be parked at any time on a resident’s lot. No plastic coverings, secured in any fashion, are allowed to cover boats.
A fish cleaning station is located at the end of the double-sided boat dock.
You may dispose of fish remains there, not in the trash containers. Please keep the station clean.
No tents are allowed on the property.
Do not cut any trees or place screws or nails into the trees.
You may use rope or twine to suspend or attach bird feeders, birdhouses, ornamental decor, etc.
It is your responsibility to fix dripping and leaky faucets and toilets. A water leak can cause septic system problems. If the septic tank and lateral field are flooded due to your neglect, you will be charged for the repair and water loss.
Absolutely no wet wipes or feminine hygiene products will be flushed as they clog the septic system.
Check heat tapes and water lines yearly to stop broken water You will be charged for water loss if you have a broken line or unnecessary leaks. In the fall, please check to make sure your heat tapes are working. Since Lakewood Village furnishes water to its residents, if management believes, there is a water leakage problem inside your home, management has the right to enter your home, with a 24 hour notice, and report problems to the home owner so the owner can make the correction or the water will be turned off until it is fixed by the home owner. Please turn your water off when you are not here.
The trash dumpster is located next to the management office. This is for household trash only.
No large boxes, furniture, lawn waste, or building materials. These items must be dumped at the Delaware County Waste Facility near the municipal airport.
Leaving Lakewood Village
You will be charged a $300 “Transfer Fee” when changing ownership of a home. This must be paid when the buyer is approved for residency.
No Lakewood Village resident may list or show other tenants homes that are for sale. This is due to liability and state licensing. When at such time you have a buyer for your home, you must obtain an application for their residency. A credit check & criminal check will be conducted on the potential resident before you close any deal if the home is to remain in Lakewood Village. There is a $50.00 per person fee for this check. This is the responsibility of the potential resident.
No real estate signs. One (1) “For Sale” sign, placed on the home, will be The “For Sale” sign is not to exceed 18″ x 18″. Professional marketing service is available through the management office to help you reach additional interested buyers.
All manufactured home lots are rented only on a month-to-month basis and the rental may be terminated by either party without cause with a written 30 day notice. Any home that is being moved out of Lakewood Village will need to pay a minimum of $500 damage fee and all lot rents paid up to date PRIOR to departure.
Lakewood Village has monthly fees for outdoor storage of golf carts, trailers, and other items. Please consult the management office for a list of rates.
If a resident has a boat slip leased, he/she will not be charged for their empty boat trailer during the leased period or if they desire to take their boat out for a short stay storing it in the designated outdoor boat storage area provided on property. Check your personal property, notify the office and get it registered before the end of March.
Names must be on the tongue of each unit.
Absolutely no firearms, B.B. guns or fireworks permitted on Lakewood Village. No exceptions.
We expect our tenants to be careful if they choose to use alcohol. Illegal drug use will not be tolerated, and will be grounds for immediate eviction.
Tenant receipt of service constitutes tenants acceptance of and agreement to all items of these guidelines. If any changes or additions are made we will send you a written notice describing the change or addition and its effective date. If a change or addition is not acceptable to you, you may terminate our services. If you do not terminate our service your continual receipt of any service is considered to be your acceptance of that change or addition.
